LEGAL DESCRIPTION
The legal description is what critically identifies the physical land parcel. It may show up in a report as a hardcopy, like show here, and often referenced as "Exhibit A". Or it may be a typed out, as either a full or short description.
View ImageWARRANTY DEED
A deed is a legal document that, when recorded, transfers change of ownership. The deed lists the Grantor and Grantee of said property rights, the amount (if any) tendered for the transaction, and date of transaction. It may also make additional warranties, or convey only partial property rights.
View ImageASSIGNMENT OF MORTGAGE
A mortgage assignment is the legal transfer, when recorded, of a mortgage from the current holder to a new one. This transfer includes all rights and obligations associated with the mortgage.

Involuntary liens are typically those associated with searching for property liens. Tax liens and mechanics liens, amongst others, are usually placed on a property against the will of the property owner.

A judgment and a lien are both legal mechanisms that can be levied on a property for various types of claims, such as unpaid debts, breach of contract, or personal injury claims. A judgment on a property is an encumbrance via court order.

A UCC filing refers to a legal form that a creditor files to give notice that they have an interest (a security interest) in the property of a debtor. This is done under the Uniform Commercial Code; a set of laws governing commercial transactions in the United States.

A Power of Attorney is a legal document that grants an individual the authority to act on behalf of the principal. The scope of the agent's authority is determined by the terms outlined in the PoA document.

Depending on the type of report ordered, the current tax status may be abstracted into the report, and/or a copy of the most recent tax statement will be appended. It provides information on the amount paid or due, and whether it's current.
