So what does a Book and Page have to do with a Property Title Search? This is Dave at TitleSearch.com. Almost every piece of document recording that you'll find in the land records, there'll be a stamp in the upper right-hand corner or at the bottom of the page. It'll say Book and Page. That stamp is not part of the original document as it was created and signed by the parties. If it's a deed or a mortgage done in, let's say, an escrow office or a closing agency, that information won't be there. That information is added at the time when it's brought to the recorder's office to put in the official land records at the county government office or courthouse. What that does is it'll index where that piece of paper can be found when it's searched for later doing a title search or other research. It is literally a book and page in a volume that's on a shelf. If you imagine a land records office has a big library with all these books stacked up on the shelf. If you're looking for a mortgage, you need to know where to find it. So you look through the name index, find out all the pieces of paper that have a particular name on it that you're looking for. It'll say Book 21, page 184. You walk down the aisle. You found Book 21. You pull it out. And there's your document. From there, you can view it, read it, maybe make a copy of it. You notice that all of the pages for a particular property aren't grouped together. Those pages go in chronological order. So if a deed comes in for 12 Main Street, and then five minutes later, a mortgage comes in for 21 Oak Street, that's going to be the next page in the book. If a couple of years later, there's a mortgage for that document that was recorded in that book, it's not going to be anywhere near it. It'll be in a different book, a different page, maybe in a different file, in a different bookshop. So a book and page is very important to locate that document, and it will have multiple pages will be numbered consecutively. So if a mortgage has 10 pages, it might be page 10 through page 20 or 19. So keep an eye on the booking page. Make a note of them when you're running your research to make sure you get all the pages of that particular piece of information so you know that you're not missing any important related information that might be embedded in the wording.
