So how do you run a title search on a condominium property? This is Dave at AFX Title, Certified Title Abstractors. A condominium unit will have some similar records to a traditional single family home or commercial property. And a title search is started in the same way as a traditional property. You're going to look for leads and liens and mortgages in all the various courthouses that exist in that county where the property is located. But after that, there's some other searching that you need to do. You have to make sure that there's no special assessments on that property -meaning that the Condo Association or even homeowners association in a planned unit development don't have any upcoming expenditures that are encumbering that unit. You also want to see if there are any claims against the Property Owners Association separately. So if you own a unit, that unit has some ties to the condo association or that association entity. It could be a Corporation or LLC. What if that LLC has a lien against it? That may affect the unit owner. So understanding what you're getting on a title search on a condominium is an important part of ordering that search. If you do want to know about the claims against the condominium association itself, you want to make sure and specify that and make sure that your searcher knows to do that and not just running a search on the unit owner themselves.
