How do you perform a title search on a mobile home or manufactured home? This is Dave at TitleSearch.com. A mobile home or manufactured home is typically a structure that's been moved to a property already constructed as a building. It's not stick built on site. The property records or real estate records for a property that has this type of structure may be different than a traditional home. For example, the first thing to determine is, does that mobile home reside on owned land or leased land? Meaning that the person who owns the mobile home itself, are they renting the plot of land underneath it; like in a mobile home park. Or do they own the entire parcel where that structure is placed? Typically, when it's on owned land, there's one deed -one transfer that conveys all of the property, although the mobile home may still have a separate paper title like a vehicle does. When it's on leased land, then a title search would have no purpose on finding out if there's liens or judgments against the owner of that mobile home because the land underneath. It doesn't belong to them. It belongs to a park or maybe some other owner. So if you're looking to find out whether a mobile home or a structure has a clear title, has liens, has judgments, the type of search is going to depend upon the status of the relationship between that home and the real estate.
