A plat map is an important document in looking at real estate records, and something you may want to ensure is part of a title search that you get. This is Dave at TitleSearch.com. A plat map is typically the original layout of a neighborhood or subdivision. It's going to have a very rough boundary description of different parcels where each house will be or each separate legal parcel will be showing how the parcels relate to each other. They'll typically have the parcel number on it or the APN number, so you can see which lot connects to another; what's behind the other one. It'll be like an aerial view map of that neighborhood, but simply with black and white parcel numbers. It won't be the same as a survey. It won't show where the house is on the parcel. It probably won't even show things like easements or ownership because it'll typically be created before any structures even go on that real estate. But a parcel map can be an important part of a title search to see where the property is located compared to others, what the general boundaries are, which properties it butts up against, and which properties are separate from it. Comparing that to things like a legal description or the rest of the full certified title abstract will give the user a really good idea of what that property is all about.
