What is title forensics and how is it different from a title search? This is Dave at TitleSearch.com. A title search is a process of retrieving documents on a piece of real estate and demonstrating what documents are showing up for liens, mortgages, and ownership. Title forensics takes that a step further and looks at the information on those documents to see what type of activity may have taken place behind the scenes. For example, who signed the document as the lien holder? Who are the witnesses to the signatures? Who are the notaries? What are the dates on the documents? Are there any stray marks? For example, the send to block or maybe fax headers. Who prepared the document as an attorney? There are hundreds of pieces of information that can come from the data and records on real estate documents that can help in an investigation or even discovering fraud. In many cases, title forensics has to do with a fraud investigation, an embezzlement investigation, or an asset recovery to show more than just who owns a property and who the liens are, but how did that property come to be in this person's ownership? Where did the money come from? Who are the people involved with that transaction? It's part of a bigger investigation.
