Title Searches for Homeowners

Understanding the different types of title searches for home owners is crucial for protecting your property investment. Title searches vary in scope—from current owner searches that examine the property's ownership and encumbrances to limited searches that focus on specific aspects of a property's title, to tax lien searches, chain of title, easements, and more. Being aware of these various title search types helps homeowners uncover potential issues and provides clarity to a property's title.

Economy Current Owner Search

Our cheapest current owner search. The Economy current owner search and resulting abstract provides property information, current owner names, current deed info, and lists all open (unsatisfied) encumbrances; mortgages, judgments, liens, etc. The Economy title report includes a scanned copy of the current deed.

Expanded Current Owner Search

A step up from Economy current owner search, our Expanded search provides the same abstract as our economy search, with a copy of the current deed, and also includes pertinent page copies of all other encumbrances listed in the abstract (mortgages, liens, judgments, etc).

Chain of Title Searches

The chain of title search will abstract all deeds (recorded property transfers) back to a set period of time on a property; typically 50 years or to 1940, although we accept custom date requests. As a homeowner, this is useful for historical purposes. How far back do you go? It's entirely up to you.

Easement Searches

Searches a property for any easements and rights of way that have been established on the property. This search will require you pick a time-period for us to search back; 20, 30, or 50 years.

Mineral Rights Searches

Searches a property for any oil, gas, and other sub-surface mineral rights that have been separated from property ownership. This search will require you pick a time-period for us to search back; 20, 30, or 50 years.

Judgment & Lien Searches

We can search for any unsatisfied judgments & liens on a specific address, or we can search a person's name over a set period of time. You'll need to contact us to proceed.

Mortgage Assignment Chain Search

We'll research a specific property for any open (unsatisfied) mortgages on the current owner, along with all mortgage assignments (ownership transfers between financial institutions) that may exist for any open mortgages. The report includes pertinent page copies of all other open mortgages and assignments listed in the abstract.
This title report useful if you've had issues with a change in mortgage servicers over your time of ownership, and are seeking a complete chain of transfers, including names, dates, amounts, etc.

HOA Searches

An HOA title search is a crucial step when purchasing property within a homeowners association. It helps you uncover any financial obligations, legal issues, or restrictions tied to the property or HOA. You'll need to contact us to proceed.

Current Deed Retrieval

We'll retrieve, from official public records, a non-certified copy of the most recent deed record on your residential property.
